Accessibility Statement

MaricopaShortSales.com is built to be usable for every Maricopa homeowner who needs to read it, including people using screen readers, keyboard navigation, or other assistive technology.

Real Broker LLC · Licensed in Arizona

The James Sanson Team is committed to making MaricopaShortSales.com usable for every Maricopa homeowner who needs to read it. Distressed-homeowner content is exactly the kind of content where accessibility matters most. If you cannot read this page, you cannot get the help it points to.

This page explains the standard we work toward, what we have done so far, what we know is still imperfect, and how to reach a real person if any part of this site is not working for you.

The standard we work toward

We target conformance with the Web Content Accessibility Guidelines (WCAG) 2.2, Level AA. These guidelines are published by the W3C and are the current accepted standard for web accessibility in the United States. They cover four broad principles: content should be perceivable, operable, understandable, and robust.

WCAG 2.2 Level AA is the standard most commonly referenced in U.S. accessibility law, including by the Department of Justice in ADA-related guidance. We aim for full conformance, while recognizing that no website is ever entirely free of accessibility issues.

What we have done

Specific steps taken on this site include:

  1. Semantic HTML with main, navigation, and footer landmarks, and descriptive headings on every section
  2. Descriptive alternative text on images, including the educational diagrams on silo pages
  3. Sufficient color contrast between text and backgrounds at AA-level thresholds
  4. Forms with associated labels, clear instructions, and visible error states
  5. Keyboard navigation support throughout the site
  6. Visible focus indicators on links, buttons, and form fields
  7. Responsive layouts that work at 200% zoom and on smaller screens
  8. Plain-language writing throughout, with technical terms defined when first used
  9. Phone number and email address available on every page for users who prefer voice or text contact over web forms

What we know is still imperfect

No website is finished. We do our own internal accessibility checks before publishing, and we welcome reports of any issues we have missed. Areas we continue to review and improve:

  1. Diagram and chart images include descriptive alt text. For users who need a longer text equivalent, the surrounding page content explains the same information in prose
  2. Some older content on the site may not yet meet our current standards. As we revise pages, we bring them into conformance
  3. If a specific page or feature is hard to use with your assistive technology, please let us know. Direct user feedback is the best source of improvement we have

How to report a problem or request help

If anything on this site is not working for you, or if you would prefer to receive information in a different format, please reach out. There is no form to fill out and no support ticket to file. Contact us directly:

  1. Email: sales@maricopahomesforsale.com (preferred for accessibility requests, since it creates a written record)
  2. Phone: 520-838-8037 (calls answered or returned during business hours, Monday through Friday, 8:00 AM to 6:00 PM Arizona time)

When you contact us, please describe the issue and, if you can, let us know which page you were on and which assistive technology you were using. That helps us reproduce and fix the problem. We aim to respond to accessibility requests within one business day.

If a web page is the obstacle, James will personally walk you through the relevant information by phone. The short sale process can be explained verbally, and no one should be unable to learn about their options because of a website limitation.

Compatible technology

This site is designed to work with current versions of mainstream browsers and assistive technologies, including:

  1. Recent versions of Chrome, Firefox, Safari, and Edge on desktop and mobile
  2. Screen readers, including NVDA, JAWS, VoiceOver, and TalkBack
  3. Keyboard-only navigation
  4. Browser zoom up to 200%
  5. System-level high contrast and dark mode settings

If you use older technology or a less common combination and run into trouble, the phone and email channels above are the fastest path to information.

Ongoing work

This statement was last reviewed in May 2026. We review the site against current WCAG guidelines as we publish new content and as the guidelines themselves evolve. Substantive changes to the site are checked for accessibility before going live.

Feedback shapes this work. If you contact us about an accessibility issue, the response is not a courtesy reply; the issue goes on the list and gets fixed.
