  4. Whether the next step is to list, talk with a HUD-approved counselor, or come back in a few weeks once a specific piece of paperwork lands.

When we typically respond

Phone calls during business hours are usually answered live or returned within an hour or two. Forms and emails are reviewed by the office team and forwarded to James on the same business day. Outside of business hours, calls and form submissions are returned the next business day. Weekends are quieter, but we do check messages.

Being behind on payments is the most common situation we work with. It does not disqualify you from a short sale, and in many cases, it actually makes you a stronger candidate because lenders take requests from homeowners in active hardship more seriously. Still, never make a payment decision based on a conversation with a Realtor alone. Speak with a HUD-approved housing counselor or an Arizona attorney before you change anything about your payment status.
What if I am not sure a short sale is the right move?
That is a normal place to start, and it is part of what we cover on the first call. There are several alternatives worth understanding, including loan modification, a deed in lieu of foreclosure, refinancing, or simply waiting out the market. If your situation fits one of those better than a short sale, we will say so. We do not earn anything on a conversation, only on a closed listing.
Can I just email instead of calling?
